Type of all service packs we provide


SERVICE PACK “REAL ESTATE MANAGEMENT”


This package includes:

-45 % assured occupancy rate for the season
-Advertising of the property in view of attracting suitable tenants/tourists;
-Leasing of the property: booking and payments; placing and general support to the tenants;
-Tourist tax
-Cleaning of the property, laundry of bedding and towels once a week (when occupied);
-Property inspection weekly (when unoccupied);
-Monthly report of the property state: e-mailed once a month;
-Payment of local taxes and fees (at the expense of the ASSIGNOR);
-Payment of current bills (el. power and water consumption, telephone, security system etc., at the expense of the ASSIGNOR).

Price and conditions:
- 0 EURO upon contract signing -> 300 EURO from tourist accommodations -> 30 % from gross income.
- 150 EURO upon contract signing -> 150 EURO from tourist accommodations -> 25 % from gross income.
- 300 EURO upon contract signing -> 20 % from gross income.


SERVICE PACK "BASIS"


This package includes:


-Visiting the property once a week during which we inspect: the general condition of the property, including terraces, bathrooms/toilets, electrical appliances, windows, doors, humidity check, plumbing check. (The above mentioned visits are held when the property is not occupied).
-Monthly report at your disposal via e-mail or post with a description and a photo of the eventual problematic place. We are able to provide qualified technicians who will visit your property and remove the damages. (The price of the additional services, i.e. repairs, is not included in the price of the package).
-Preparing the property for the winter/tending the property after the winter period

-Payment of bills such as:
payment of the local fees and taxes (waste tax, inhabited house duty);
payment of the current accounts (for electricity, running water, telephone, centralized security system, etc.)

The remuneration for service pack “BASIS” amounts to 300 Euros /three hundred/ fixed fee per year.




SERVICE PACK „GARDEN”


This package includes:

-Tending the garden after the winter period, including:
Clearing the garden from any dead leaves;
Opening of watering systems (outlets).
-Spring trimming
In the months of February and/or March, and fertilization with compound fertilizers
Mowing of the garden once weekly
-Watering

-Digging
-Preparing the garden for winter, including:
Clearing it of dead leaves and flowers (October/November),
Vacuuming and closing of irrigation systems (outlets).

The remuneration for service pack “GARDEN” depends on the size and additional characterizations of the garden.



SERVICE PACK „SWIMMING POOL”


This package includes:

Shock treatment (chlorination), including:
- Putting the filtration system into good working form;
- PH value regulation;
- Chlorination.

Permanent water treatment, including:
- PH value regulation;
- Water disinfecting;
- Prevention of algae formation;
- Water flocculation.

Swimming pool winterizing, including:
Uninstalling all the accessories and store them;
Using of winter preparation to prevent water freezing and pool walls damaging;
Filter winterizing.

The remuneration for service pack “SWIMMING POOL” depends on the size and additional characterizations of the pool.


SERVICE PACK “MAINTENANCE OF THE COMMON PARTS”


This package is individual according to the type of the holiday complex, but can include:
-Hotel management of the complex
-Organization of the security for the complex;
-Organization and daily control of observing the interior regulations; twenty-four-hour administration;
-Daily control and general technical maintenance of common installations and equipments at the complex, according to the valid technical instructions, standards and regulations.
-Organization and execution of the sanitary service of the complex and common parts of the living spaces, including daily cleaning of stairs, corridors, lobbies; offices, grass plots, yards, parking places, common places for relaxation and entertainments (without transporting the garbage, which is an engagement of the municipality), according to the valid technical instructions, standards and regulations;
-Maintenance of the green vegetation and grass plots at the complex, according to the customary cares at such cases;
-Maintenance of the water equipments (swimming pool) of the complex, according to the valid sanitary instructions, standards and regulations;
-Appointing, training and daily control of assistance service staff for maintenance of all common parts of the complex;
-Supply the service staff with working clothes and transportation;
-Supply the maintenance of common parts with needful materials;
-Assigning activities to third persons (physical or juridical) for correct operation of definite installations and activities at the complex area.
-Monthly reports available.

The remuneration for service pack “MAINTENANCE OF COMMON PARTS” is indicative and is a subject of negotiation and correction depending on: the number of the objects in the same location; remoteness of the property; condition of the property; essential changes in the market juncture; essential changes in the basic macro economic indexes (inflation, currency rate, level of the salaries, etc.).

"LETTING"


This service is convenient for property owners who already have organized their property maintenance and cleaning personally or with the help of other service providers.

This service includes:
-Advertising of the property through our web site and affiliated partners;
-Organizing the correspondence, discussions and negotiations with tour agents;
-Taking direct and on-line bookings;
-Taking and paying to the owners the rental income;
-Monthly reports to keep the owners informed about current, past and future reservations and amount of rental income generated.
Commission is 20 % /twenty percent/ of the gross rental income.

Notes:
All the prices mentioned are with VAT excluded;

The current bills for electricity, water, telephone, security, etc., national and/or local fees and taxes are separately paid by the property owner, unless explicitly other is mentioned;

Properties located over 40 /forty/ km outside the towns/resorts where our local office is will be charged additionally at 0.20 euros/km for covering the transportation costs;
